The Deed Of Trust

If you are planning to purchase a home in the near future there are some terms that you should be familiar with.

Deed of Trust this is just another name for a mortgage this document is used in some states in place of a mortgage.

When purchasing a home after all the paper work is complete you will go to what is called the closing. There you will be confronted with a ton of paperwork so
you should know some of the terms and what they mean in the paper that you will be signing.

One of the documents will be titled the deed of trust. This document will give you vital information on the mortgage your about to sign. It will state the loan amount, who the lender is, who the borrower is, a when your loan is due, the trustors and trustees, states loan is secured by the property and last a description of the property. So when entering any real estate deals be sure to consult a reputable real estate agent or even a real estate attorney will give you peace of mind.

Finding a Property

I was thinking that we need a propertyguru right now. Our realtor called us few days ago that the latest property that we bid on had a contract already. We were so devastated because we love the location and the property is great. It needs some TLC and new appliances but, the price is just right. I told my wife that we will wait for another month before we look for another property. It seems that all the properties that we like seem to get sold right away. Anyway, we are not a new home buyer because we own two properties already. The properties that we have are foreclosure properties and we have no problem dealing with it. In fact, we were able to get the properties with such smooth processing. We called another realtor and she showed us properties. We found three properties that we like and when we sign the papers to bid, someone has closed it in an hour ahead of us. The excitement was above our heads but, it just drops downhill! Maybe, this is not the time yet and we need a break for house hunting. My wife is really hopeful that soon we will find our new home.

House Hunting

If you are preparing to purchase a new home and have been on that never ending quest of house hunting you might try Central Florida as it is truly a buyers market.

There are really some great bargains in central Florida and especially in Cocoa and Cocoa Beach. I would you like to find a three bedroom two bath in good shape for the price of $39,000 to $49,000 some homes even come with a pool. Sounds too good to be true. Due to the abundance of foreclosed homes these prices are a buyers Paradise so if you are planning to make a home purchase you can't go wrong in Florida. Be sure to use a local reputable real estate agent who can guide you through the entire process.

Bargains in Florida

If you are buying a home and want to obtain a real bargain you might try the state of Florida. The housing crisis has hit the state of Florida very hard. I was in the city of Titusville looking for some real estate bargains as over 9000 people have been laid off their from the space program. I was not disappointed.

I will give you a sample of what to expect if shopping for real estate bargains. This was a great investment potential. Two bedroom one bath condo assessed at $38,000 by tax assessor. Ceramic tile in living room, dining, and bath. New counter tops and light fixtures new hot water heater to be installed soon. Total asking price $22,000. All appliances will remain with the home. If this is not a bargain I don't know what is. If you are seeking to make a new start somewhere Titusville Florida might be just the place for you.
