Realtor in Orlando

Almost three years ago, I met a realtor in Orlando and he was great. When my wife and I wanted to view properties that we like, he would right away schedule the date and time at our convenience. Believe me, we requested more than a dozen each time but, he never complain. He was always enthusiastic to show us the property. We end up buying two properties from him.

If you are in Orlando and looking for a realtor who is hard working, diligent, knows the area so well; expert in real estate business; contact the info below.

I highly recommend Matt Abanilla..

The Neighborhood of our Condo

Four days ago, wife and I called our trusted realtor and informed him that we are ready to let go of our condo. Not that we don't love this place but, because we found a better place for investment. This property is immaculate and the present renters maintained the property in excellent condition.

This is the front of the condo and two spaces at the front are the reserved parking space for us. If there are guests, we have plenty of parking spaces located on the opposite side.

That is the screened porch which is commonly called Florida room. Others call it sun room as well. The mail box is located on the side of my property, right next to the stairs which is truly convenient.

These spaces are parking areas. This is a huge space and the whole yard is well maintained.

We have a tennis court.

Showing you the clubhouse.

Our very awesome poolside.

Here is another view of the club house, front.

The exit view.

What do you think of the neighborhood?

Finding a Property

I was thinking that we need a propertyguru right now. Our realtor called us few days ago that the latest property that we bid on had a contract already. We were so devastated because we love the location and the property is great. It needs some TLC and new appliances but, the price is just right. I told my wife that we will wait for another month before we look for another property. It seems that all the properties that we like seem to get sold right away. Anyway, we are not a new home buyer because we own two properties already. The properties that we have are foreclosure properties and we have no problem dealing with it. In fact, we were able to get the properties with such smooth processing. We called another realtor and she showed us properties. We found three properties that we like and when we sign the papers to bid, someone has closed it in an hour ahead of us. The excitement was above our heads but, it just drops downhill! Maybe, this is not the time yet and we need a break for house hunting. My wife is really hopeful that soon we will find our new home.

The Advantage of Using a Real Estate Agent

You are in the market for a new home and ask yourself do I really need a real estate agent? What is the advantage to having a real estate agent?

In the last year we have purchased two condos in Florida and yes you do need a good reputable real estate agent. There are certain advantages to having one. First of all there is no reason to not have a real estate agent as the seller pays their commission anyway. It generally works like this the listing agent will receive half of the commission and the remaining portion will go to the buyers agent so you see you really do not have anything to lose here.

A real estate agent can help you determine how much you can afford to pay for a home. They can also help you prequalify for the loan and recommend which lenders to use.

A real estate agent has access to the homes listed in your area. Probably a variety and many more listings than would be available to you.

A real estate agent can take you to the homes you are interested in and give you a guided tour through them. This way you can note the likes and dislikes of each home. They also have information available to the on the history of the home you would be interested in such as how long it has been on the market, school district and type of neighborhood the home is located in. This type of information will help you make a better decision on to buy or not to buy in particular area.

A real estate agent can also run what is called a comparison as to the prices of the homes in the area what they are selling for therefore better advising you what to bid on the home. They can also help you negotiate with the seller's not only the price but what assessor would go with the home such as a stove, refrigerator or patio furniture etc. They will also submit your bid to the seller.

So you see there are definite advantage to having a real estate agent when looking for a home to help you walk through the process with the least amount of stress possible. So in your search for a new home it would be to your benefit to have a reputable real estate agent to guide you through the pitfalls of purchasing a home.

Buying a Home

Planning to buy a home? Some homes can be bought with a small down payment if you are dealing with Fannie Mae or Freddie Mac. If you are dealing with the bank they will require a much larger down payment usually 20%. When purchasing your new home, find a reputable real estate agent. The picture below is a beautiful house in PI, it's custom made by the owner.Anyway, purchasing a home is one of the biggest financial investments most people experience in their lifetime. He will be your mediator and helps you negotiate a fair price on the property. A good realtor will guide you through the financing process and the closing too. RH Dembling

If you're planning to buy a house, now is the right time. With the housing market in a slump, it is at the advantage of buyers. In several states such as Florida, Arizona, California and Nevada, some homes have lost as much as 40% of their value. I live in Florida and recently bought a condo property with unbelievable price. Of course as a buyer, I am so happy with my purchase but, my heart sank to the family who lost this property.

Purchasing a home in today's market is a little more difficult than in the past. Many people are defaulting on their loans and their homes are going into foreclosure. A few years back, you would not need a large down payment but in today's market you will need at least 20% down. Some homes can be bought with a small down payment if you are dealing with Fannie Mae or Freddie Mac. If you are dealing with the bank they will require a much larger down payment usually 20%.

In today's market if you are paying cash you have a major advantage over people trying to buy on credit. The banks are trying to liquidate as many of their foreclosures and they can accept offers from a cash buyer over one who has to finance. Also, the closing cost when paying cash are much lower than financing. When purchasing your new home you should deal with a reputable company such as RH Dembling.

Purchasing a home is one of the biggest financial investments most people experience in their lifetime. It would be very foolish to consider a deal in real estate without the help of realty services. A real estate agent has the knowledge of the area and provides you the potential Residential Properties that you are looking for. Your realtor can help negotiate a fair price on the property. A good real estate agent can guide you through the financing process and the closing. So, choose a reputable real estate company and I'm sure you will not regret it.

Hawaii Homes

If you are planning on building your own home in Hawaii be sure to check on the building codes. They are quite different than building on the mainland. Hawaiian architecture has a distinctive style developed primarily for the islands. In Downtown Honolulu, you can see Renaissance style houses. The residential homes built on the outskirts of the city are known as Hawaii plantation style with low-profile wood frames as they described it. Houses were designed to blend in easily with their surroundings. The houses on the beachfront has to be at least 40 foot away from the ocean. The roof must have special clips to help hold it in place during a hurricane. Having a property in the city versus waterfront home, it's up to your preference. If you live nearby the beach, soil erosion and tsunami are big factors to think about. In places where you can get private access to the beach, sometimes you pay an annual fee for the use of the beach. There are limits to what kind of structures can be built on the beach too. Not so much so if you built a house in the village. To avoid all these troubles, there are so many Hawaii Homes for Sale and ready to move in. Check the listings and ask your realtor for more information about the house. But, if you really wanted to build a house, make sure you check with the zoning board in the area to make sure you comply with all the regulations.
