The Advantage of Using a Real Estate Agent

You are in the market for a new home and ask yourself do I really need a real estate agent? What is the advantage to having a real estate agent?

In the last year we have purchased two condos in Florida and yes you do need a good reputable real estate agent. There are certain advantages to having one. First of all there is no reason to not have a real estate agent as the seller pays their commission anyway. It generally works like this the listing agent will receive half of the commission and the remaining portion will go to the buyers agent so you see you really do not have anything to lose here.

A real estate agent can help you determine how much you can afford to pay for a home. They can also help you prequalify for the loan and recommend which lenders to use.

A real estate agent has access to the homes listed in your area. Probably a variety and many more listings than would be available to you.

A real estate agent can take you to the homes you are interested in and give you a guided tour through them. This way you can note the likes and dislikes of each home. They also have information available to the on the history of the home you would be interested in such as how long it has been on the market, school district and type of neighborhood the home is located in. This type of information will help you make a better decision on to buy or not to buy in particular area.

A real estate agent can also run what is called a comparison as to the prices of the homes in the area what they are selling for therefore better advising you what to bid on the home.They can also help you negotiate with the seller's not only the price but what assessor would go with the home such as a stove, refrigerator or patio furniture etc. They will also submit your bid to the seller.

So you see there are definite advantage to having a real estate agent when looking for a home to help you walk through the process with the least amount of stress possible. So in your search for a new home it would be to your benefit to have a reputable real estate agent to guide you through the pitfalls of purchasing a home.
